What we Do

• Visit the property and determine suitable market rent.
• Promote the property through various marketing media including the internet.
• Arrange viewings for prospective tenants. (NOTE: Capel Abbey conducts viewings for tenants up to 9pm on week-day evenings as well as on Saturday and Sunday by appointment).
• Negotiate on behalf of the landlord a deal that mutually satisfies the interests of all parties. Obtain employment and previous landlord references from prospective tenant.
• Obtain security deposit and first months rent from the tenant.
• Arrange for drawing up of lease document and signing of same.
• Compile Inventory of Furniture and Fittings for inclusion in the lease document.
• Transfer Gas, Electricity and Telephone accounts into the tenants name.
• Provide landlord with data and forms necessary to complete Tenancy Registration in accordance with Residential Tenancies Act 2004.
• Send out a final account to the landlord showing full documentation of all income and expenses involved in the letting.
• Cost of the Letting Service is 6.25% of the annual rent achieved plus VAT. Reduced to 5% until 30 September 2006
